Legal Surveys

A legal description (also referred to as a land description, property description, or land boundary description) is "a written statement recognized by law as to the definite location of a tract of land by reference to a survey, recorded map or adjoining property."

Easements often present unique problems in the negotiation and establishment of deed rights, a fact that often goes unnoticed when parties overemphasize the so-called “big picture”. Associated Land Surveying is well versed in locating easements, writing easement descriptions, interpreting easement clauses, and determining reversionary rights. In short, we recognize that with easements, as with virtually every aspect of professional surveying, the devil is in the details.

Types of Descriptions

  • Metes and bounds
  • "Bounded By" description
  • An aliquot part of the US Public Land Survey System
  • Lot and Block survey system or lot shown on a similar subdivision map
  • A strip description
